In the recent mailing sent by RHP Properties you may have noticed the meeting is referenced as Wednesday, December 18th. The board has reached out to RHP and confirmed the CORRECT date is Tuesday, December 18th at 6:30pm. Please plan to attend so that all residents are able obtain the most current information for our community. We encourage a calm and respectful dialog so that everyone may hear the details from RHP Properties. Our representatives will be on hand to answer questions about joining the HOA and will have applications available to be filled out as well. Dear Shady Park residents,
As some of you may be aware, letters regarding a pending rent increase have been sent out from RHP Properties. To protect the rights of the residents of this community, we encourage all of you to join the Shady Park Homeowners Association now. Your assistance in reaching out to neighbors, especially those who may not be online as well as our part-time residents, is greatly appreciated as time is of the essence. Please keep in mind that there is now a short time frame window to join the HOA. If we need to file for arbitration, if you are not a member by filing date, you will not be afforded the same protections as current members (by law). About our mission: We formed this nonprofit organization to be a protective voice between you and the owners of Shady Park, as well as to ensure that they are complying with Delaware laws in their practices. For the small fee that we are asking, you can't afford NOT to join and we strongly encourage ALL residents to become a part of the HOA immediately. Good morning, The board participated in a conference call with new owners a couple of nights ago. In short, we're aware and they're aware that we're in the honeymoon stages of the sale. Basically our call was a meet and greet, so to speak. RHP has hired a new community manager who is in training at another location and she will be in Shady Park in the not too distant future. One of the obvious things that has been addressed is the trash service, which we have communicated to the best we can. One thing we identified is that RHPs third party trash vendor, in their words, is not the most cooperative vendor that they've dealt with. Please be patient as they are working with this company to rectify issues. As we have posted in the past, trash is currently being collected on Tuesdays. Recycle will be every other Tuesday and Yard waste on the opposite Tuesday from recycle (this coming Tuesday will be trash and recycle. The next Tuesday will be trash and yard waste, and alternating in that fashion, from now on). The vendor will NOT be picking up BULK items (appliances, furniture) so for now, it's up to us as owners to arrange those pickups. Phase 3 received their "new" trash totes yesterday and we don't know when phases 1 and 2 will get theirs. Remember, please, that all yard waste MUST be bagged in order for it to be picked up. "Have you joined the Shady Park HOA yet?" Here's the honest scoop on our Home Owners Association. 1) do you have to join? NO, you do not have to. However, keep this in mind. IF litigation and/or arbitration were to begin for any reason, members of the HOA would be covered for issues. 2) I've heard nothing but bad things about HOA's. WHY should I join? OUR HOA is not interested in governing the neighborhood. OUR HOA is interested in protecting all of the homeowner's against any unfair practices and in ensuring that the Park continues to be a place that we want to live or vacation in. 3) What does is cost to join? At this time there is an initial cost of $35. $10 is the annual cost to join. $25 is a requested donaton to our legal fund. Please note that is a requested donation. you may donate more, if you are led to, or you do not have to donate. The $10 fee is annual. Our HOA renews July 1. Our mission is to protect the homeowner's and will not be involved in the day to day management and enforcement of the rules of the Park. We have been instrumental in the transition and are trying to keep abreast of the changes between the Gray's ownership and the new current owners. Another thing to keep in mind is that there is the public Facebook page, which you are on right now. There is also a page that is open to HOA members only.To join that page you must be a verified member of the HOA and you must answer questions to obtain approval to that page. Dear Shady Park Friends and Neighbors: We have taken great strides in establishing and implementing the brand new Shady Park Home Owner’s Association (hereafter referred to as the HOA), in light of the proposed sale of Shady Park Inc., to RHP. A great many rumors have been circulating about the sale and about the establishment of our HOA. I/We wish to let you know that the mission of our HOA is not to govern the park, not to enforce the rules of the park and not to address issues like a dog running loose or someone having a broken down vehicle. The mission as set forth is to assist you, our neighbor in having a voice against any potential changes in rent, facilities and the like. So many of our neighbors have already said that they did not wish to join the HOA because they can’t afford it, they don’t think that they need to because nothing is going to change or they have the misconception of our mission. Friends, I can assure you of one thing, if you think you can’t afford to join, you need to reconsider that because you really won’t be able to afford NOT to join. If the sale of the park becomes final, I can assure you that the new company will increase our rents. Joining the HOA will be a way to help protect you from outrageous increases. The owners that are not part of the association may be subject to higher increases over those who are enrolled as members. Changes are coming. As with any business sale the new owner can and will come in and make changes and having a collective voice to stand up against these changes is all part of being in the HOA. Again, our mission is to be an advocate and voice and our mission is not and will not be to enforce rules set forth by Shady Park, Inc., or by the proposed new ownership. The Board of Directors and Executive Officers just completed our first meeting together and we are joining together to get as many members on board to protect all of us. With that being said, we have established our first general meeting since the HOA’s inception. We understand that this is very short notice however our general meeting is slated for September 1st, 2018 at 10:00 a.m. and will be located at the common area on Shady Court at the mailboxes near the pump house. Please bring a chair as we will be outdoors. It is in everyone’s best interest to attend, however realizing that it is such short notice, we will understand all that will be unable to attend. We ask that you contact your friends and neighbors who have a vested interested in this neighborhood and tell them to attend. For those of you who will be unable to attend we ask that you reach out to our Secretary John Shultz at 302-519-4311 and he can provide you with the general consensus of the meeting. Also reach out to him and follow the Shady Park HOA Facebook page as well as keeping up with us on NextDoor.com for updates and information. Again, this is a non-profit organization with the only vested interest in helping each other with the future of our homes. Good afternoon, The Shady Park Home Owners Association is a nonprofit organization established by and for the residents of Shady Park Mobile Home Community in Selbyville, Delaware. Located on Route 54 in southern Sussex County, plans for the sale of the property which has been family-owned and operated for more than 50 years, were announced in late May 2018. The buyer is RHP Properties (www.rhp-properties.com) and the transaction was finalized in late August.
